Property Manager

Immediately seeking an experienced Property Manager to oversee assigned commercial/residential properties. The Property Manager's goal will be to maximize asset value, customer satisfaction and revenue.

The ideal candidate will have at least three years of related experience with at least one year in a supervisory role preferred.

This role comes with benefits, parking, and all observed federal and state holidays off.

Full-time, Monday to Friday, 8:00am-5:00pm

Kalihi, Honolulu, Oahu

Pay

$60,000 to $70,000 a year

Responsibilities

• Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
• Establish rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
• Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
• Contract with tenants by negotiating leases and collecting security deposit.
• Accomplish financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
• Maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, and contracting with landscaping.
• Secure property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
• Prepare reports by collecting, analyzing, and summarizing data and trends.
• Perform other related duties as assigned.

Qualifications

• High school diploma, GED, or equivalent. Bachelor’s degree preferred.
• Real estate licensed or ability to re-activate or obtain license in 60 days.
• Proficiency in Microsoft Outlook, Excel, and Word.
