Property Manager

Immediately seeking an experienced Property Manager to oversee assigned commercial and residential properties. The Property Manager's goal will be to maximize asset value, customer satisfaction and revenue.

Pay

$60,000 to $90,000 a year

Responsibilities

• Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
• Attend board meetings as required.
• Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
• Contract with tenants by negotiating leases and collecting security deposit.
• Accomplish financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
• Maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, and contracting with landscaping.
• Secure property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
• Prepare reports by collecting, analyzing, and summarizing data and trends.

Qualifications

• High school diploma, GED, or equivalent. Bachelor’s degree preferred.
• One year of property management experience, required.
• Experience handling budgets and financial statements, required.
• Must currently reside in Maui.
• Solid communication skills and ability to build and foster relationships.
• Proficiency in Microsoft Outlook, Excel, and Word.
